We have a selection of single, twin, & double rooms available as well as a family room with fantastic sea views. Each room has multi-channel digital TV and there is free Wi-Fi access throughout the accommodation if you need to use your laptop. We also have an extensive breakfast selection and can cater for special dietary requirements on request. There are a number of local shops, bars & restaurants within a 5 minute walk of the B&B as well as Portobello Promenade. There is ample free parking outside our Edinburgh Bed & Breakfast. All our rooms are smoke-free and we are a gay-friendly, eco-friendly and biker friendly establishment.

Rooms: Twin Room: With two single beds Our Edinburgh B&B rooms are all individually styled with the same high standard of facilities. You can choose from a range of different accommodation at our Guest House in Edinburgh to suit your specific needs. Our family room is always very popular due to its fantastic views over Portobello Beach and the Firth of Forth. Whether you’re travelling alone, with a friend or partner, or bringing the whole family to stay at our Edinburgh B&B, we have the following rooms to choose from Double Room: With 1 double bed Single Room: We allocate a Twin or Double room for single occupancy Family Room : sleeps up to three - and it has a lovely seaview! Either: with 3 single beds Or: 1 super-kingsize & 1 single bed Sorry - NO CHILDREN under twelve years

Parking: FREE parking outside our house onstreet. Unrestricted.

Pets: Sorry due to allergy requirements for many guests we do not accept pets EXCEPT guide dogs
