Whether you arrive by car on foot or even as a passenger on our local train from Par you will find us happy and ready to greet you. br / br / Ivy Cottage is a Charming C18th beamed cottage set on the Saints Way in the heart of the village of Luxulyan. It is within 3 miles of both the Eden project and the beautiful unspoilt Luxulyan valley which now enjoys world heritage status. Our local pub is in walking distance and provides good meals at reasonable prices. br / br / We have two bedrooms the Valley room and the Cairn room. Each has a King sized double bed and a large en-suite bathroom. The Valley room having a separate shower and a tub bath and the Cairn room a bath with shower over. The bedrooms are well lit having wide views across our gardens and patios to the Cairn Hills and Luxulyan Valley. Each is provided with TV Free Wi Fi Tea/Coffee facilities Hair Dryer Heating Hot water bottle Ironing facilities are available. br / br / We offer good breakfast choices including vegetarian options and if you have a particular item you wish included please let us know. Weather permitting you could breakfast on the patio. br / br / We are centrally located for both North and South coast beaches. Shoppers could enjoy a day in Truro or even Plymouth. The cottage is one day s walk into the Saints Way which runs from Fowey to Padstow and we will do everything we can to help ramblers on their way Alternatively stay and enjoy our attractive well laid out gardens. br / br / We have been associated with the catering business for many years Initially with Bed and Breakfast on a farm near Liskeard where we also turned one of the barns into The Hay Loft restaurant Then on a farm near Newquay we ran a highly successful Farm Holiday business for ten years finally moving to our present location in Luxulyan. br / br / We do hope you will join us and look forward to seeing you soon

A30 - Road: Best Route to Ivy Cottage Luxulyan (from A30 East) Leave A30 at Innis Downs onto A391 to St Austell. Follow signs to EDEN PROJECT. At roundabout (Eden Project ) take first exit road sign will have indicated road to Luxulyan. Follow this road past pub and over railway bridge to top of the hill and take right turn to the centre of the village. Pass school on right and carry on to church on the LEFT. AT Churchsharp left in front of the church .Ivy Cott is first house on right br/ br/ Par - Train: First Great Western will bring you to Par Station. Take Branch line from Par to Luxulyan
